The Pavilion may be partially reserved by owners for private or family gatherings.

Board of Directors Meeting
August 14, 2020

1. Call to Order

Denise Fischer of Resource Property Management called the meeting to order at 3:35
p.m. ONLINE. Board members in attendance: Marcel Turner, Jack Berlin, Jeff Tomes,
Rod Brenton, and Jill Rommel. In attendance: Barb Ulrich (109), Lana Schlapkohl
(206), Jeff Corral (409), Marla Ursini (204).

2. Establish a Quorum

With five Board members present, a quorum was established.

3. Minutes Approval

The minutes from May 1, 2020 were approved with the correction that the August 7,
2020 meeting was moved to August 14, 2020.

4. Officer Reports

President Marcel Turner wishes all good health, and is thankful we can get together
virtually.

Treasurer Jeff Tomes discussed the signing of the down payment check for
the new fire alarm system. Monies are appropriated for this project.

Denise brought up some minor issues related to administrative financial records
which she will resolve and report back to Marcel.

There were no other officer reports.

5. Committee Reports

Marcel went over the projects completed the last few months: hand sanitizers
were installed. Lighting issues for the turtles were resolved. Arnie replaced doors
on balconies which needed to be taken care of and paint color matched.

The Board discussed the dryer duct cleaning which will be addressed promptly
when the
county health emergency is lifted.

6. Unfinished Business

A. Front door bid approval - Jeff Tomes researched and sought reasonable pricing


for the front doors that need to be replaced in 508, 505, and 405.

The association is committed to replacing those doors which need to be replaced
at the

rate of three per year. The motion was made by Jeff and seconded by Jack to
replace

those doors. The motion passed unanimously. Several trash and stairwell doors
which are not residences will be replaced after Jeff gets another bid on that pro-
ject.
Denise will reach back out to CR Doors for their bids as well for comparison.

B. Fire and Safety - The new fire panel will begin installation in September, after
the
contract with the present company expires in August. Rod discussed the im-
portance of notifying owners when the installation will take place in their units.
Denise reported that will be the third phase of the project. Phase one and two
will be exterior work. Rod stressed that the Board address the aesthetics of the
work in owner units and in common
areas.

C. The Board has authorized the posting of a sign regarding no pipe or cigar
smoking in the gazebo and pool deck area.

D. Renter and rental fees. The fees can now be paid online via Paypal. Any
questions

can be referred to Jack. The Board also thanks Denise for keeping Board mem-
bers
updated with the information as to current renters at DWS.

E. Balcony repairs - Repairs will be done on August 19 under Arnie’s supervision.

7. New Business

A. 2021 Budget discussion: Denise presented the preliminary budget for 2021.
The maintenance fees will be the same for next year according to the preliminary
figures presented.

8. Open Discussion

The Board thanked the new owners in 505 for replacing at no charge to the Associa-
tion the fabric on the bench in the west lobby.

9. Meeting adjourned at 4:23 p.m. by Marcel Turner, seconded by Jack and passed
unanimously.
