Prestigious Driftwood Sands (DWS) is a private beachfront complex located in scenic Indian Rocks Beach, Florida overlooking the Gulf of Mexico and its timeless sunsets.
The spacious condominiums feature 2-4 bedrooms, with many master bedroom suites overlooking the Gulf of Mexico, large double or walk in closets, laundry room, garage private storage lockers and private balconies all with gulf views.
The complex is a well-managed community with an active Board of Directors, Building maintenance superintendent, grounds committee and Property Management Company.
Amenities include assigned covered & guest parking, dual elevators, library/meeting suite, shuffleboard, poolside restrooms, direct beach access, outdoor shower, a beachfront pool, sundeck with lounge chairs and tables, and a waterfront covered pavilion equipped with gas/charcoal barbeques, granite countertop, sink and serving areas for all your entertaining needs. The Pavilion may be partially reserved by owners for private or family gatherings.

As I look back upon Driftwood Sands in early 2024, the problems seemed so trivial. When
would we ever get the new doors installed? Why can't we get the generator repaired? Should
we increase rental fees next year (we did).
Our secretary sells her unit, no problemo, Art steps up! Another board member fighting health
issues, Robert steps up. Little did they know what they were getting themselves into!
Then, late-summer came along and the blow up was about how to redo the deck. Composite
material, everyone agreed to that. Expand the deck, overwhelming majority. Let Arnie do the
construction, owners were all in favor, but not our Property Manager.
Poof, Resource Property Management was no more, as we headed for an October first
switchover to Community Financials. Another Board member steps down for personal
reasons, hello Mindy!
I have to pause right here. Mid-September and I was feeling good! The board was all feeling
good! Community Financial was clearly going to be a step up while saving us $1,000s. Sure,
there was a lot to do, but all seemed very manageable. Move accounts, set up all of our
vendors, account for all of our various bank accounts, set up Arnie on a new payroll system…
Then Helene! Four days before the switchover to Community Financial, and because of the
'not to be named' former property manager, we had no generator. Well, the next day the
beach was in our courtyard, pool and parking lot. Deck, fences, some storage lockers and
elevators were no more, or damaged.
Owners helped owners. Arnie helped owners. (owners and guests helped Arnie and Grace
generously). Owners found vendors. Lots of phone calls and sand was being removed and
water pumped out of the elevator pits, and debris being picked up…
Then Milton came to visit Siesta Key, and we dodged a direct hit by a millimeter of a degree!
October 9th! Two weeks for the one-two punch. 2/3rds of our roof rips off, and worse elevator
damage… (took until November 22nd to get the parts installed)
Lots more calls & emails, lots more volunteers. Debris clean-up. Look at all those dead
plants!
Pool sand finally gone. New pool pumps, new pool heater parts - yay the pool is in operation
again!

Driftwood Sands is not only recovering quickly - we are coming back better than before!

Driftwood Sands Condominium Association Policies
Whether owner or guest, please respect others and our property by familiarizing yourself with the
condominium association rules on our website. - www.driftwoodsandsfl.com - This important
summary is intended to allow all of our owners and guests to enjoy our wonderful property:
1. PARKING: Driftwood Sands guests must park in spaces marked "Permit Only" and MUST
display a valid permit. All other parking spots are reserved for owners / renters. Any vehicles not
parked correctly may be towed at the owner's expense. Permits are available in the main lobby.
2. NOISE: Loud music or shouting games in the pool area or on the balconies is not permitted.
Many people are enjoying our courtyard so be respectful please.
3. PETS: Guests are NOT permitted to have pets in the unit or on the property. No pets allowed in
the courtyard. Pet rules for owners are defined on our website.
4. ENTRY DOORS: Never block or prop open the lobby or stairwell doors. Do not open an entry
door for someone you do not know. Please wash sand off before entering lobbies.
5. POOL HOURS & Shuffleboard Courts are open dawn to
dusk. Sunset & evenings are quiet enjoyment times.
No glass allowed in the pool or on the pool deck!
6. SMOKING: Please be courteous and not smoke on
balconies or in areas that are occupied by others.
7. DECK furniture must remain on the decks and may not
be taken to the beach. Umbrellas are stored in the
men's restroom poolside. Please return when done.
8. Do not hang towels or clothing over your balcony.
9. No grilling or propane is allowed on the property other than our shared grills.
10. A FIRE ALARM means to evacuate the building via the stairwells, immediately.
11. GARBAGE must be properly bagged and tied before depositing in the trash chute. No boxes or
large objects in the chute, because of blockage risk. Carry bulky items to the dumpster.
12. Emergency repair contractors should be met by an owner or representative. Non-emergency
Contractors must be pre-approved and have appropriate documentation, with coordination with
our Property Manager. No contractor noise on Saturdays before 10am. Work on Sundays or
Holidays, as defined by Driftwood Sands, is NOT ALLOWED.

Driftwood Sands Guest Parking Policy & Procedures
Parking Policy:
1. Driftwood Sands guests must park in spaces marked "Permit Only". All other
parking spots are RESERVED FOR OWNERS. Guests must display a valid
parking permit with an official non-expired date stamp in their vehicles to use a
guest parking spot.
2. Visitors should not park in owners' reserved parking spaces (individually
owned), in fire lanes, near maintenance vehicles, or in such a way that blocks
access and use.
3. If parking is not available in Permit Only spots in the north and south uncovered
lots, visitors should park on side streets or take advantage of designated beach
parking spaces.
4. Failure to abide by the above procedures could result in the vehicle being towed
at the owner’s expense.
Guest Parking Procedures:
1. Owners and renters should use the Owner reserved spaces for their unit
BEFORE using a Permit Only space. Parking Permits ARE NOT required for an
Owner's reserved space, however occupying an Owner's Reserved Space
WITHOUT permission is subject to immediate towing.
2. Dated Parking Permits will be always available in the main (East) elevator lobby,
or for special needs or expiration dates, directly from the BOD.
3. Only original (non-copied) Permits with the official DWS date stamp are valid for
parking. After the expiration date, the permit is invalid.
4. The permit details must be filled out completely to be valid.
5. Place the valid, filled out permit on the driver's side dash where clearly visible
from the outside of the vehicle.
6. No unit should use more than two (2) Permit Only spaces unless they have
gotten permission from the BOD in advance (for special occasions).
(If the supply of Parking Permits has been depleted in the lobby, make sure and
leave a visible note on your dash with Unit Number and Phone Number, so that
we can provide you a permit)
