Welcome to Driftwood Sands Condominium Association.

Whether you are new to Driftwood Sands or an existing owner reading this Handbook for the first
time we hope you will find the material assembled here useful and informative.

The purpose of this Handbook is to provide information that will help you understand our
association, answer some of the more common questions a new owner may have and also answer
questions that may come up later as you maintain your unit and enjoy your investment on the
beautiful Gulf of Mexico.

The Handbook does not attempt to replace the registered Declaration of Condominium,
Condominium Documents, By-Laws or any other related documents. It is provided for ease of
reference. Differences, if any, are unintentional and the Association is governed by the registered
documents as amended as well as applicable law.

The Handbook is compiled from information and requirements as they currently exist and does not
attempt to suggest or initiate any changes thereto.

Revisions to this Handbook may be issued to you from time to time. When this happens simply
remove any obsolete pages and insert the revised pages to keep your book current. The initial
Handbook was released October 2007.

If you have a suggestion on how to improve this Handbook please let us know.

Safety and Security

Rules have been developed to promote the safety, security and enjoyment of all. They are posted on the property
and included in this handbook for copy and distribution as needed.

Owners are responsible to insure guests know and follow the rules and practice responsible common sense
behavior. If you allow use of your unit by family or others in your absence, providing them a copy of the rules in
advance will encourage compliance and minimize the potential for unpleasant consequences. Consider posting the
rules on a wall or entry door inside the unit to serve as a reminder while guests occupy the unit.

Rule violations should be pointed out to the violators immediately for correction or reported directly to the unit
owner or Management as appropriate.

Access to the building interior is controlled by the use of keyed locks on floor level entry doors to the stairwells
and elevator lobbies.

All entry door locks can be opened with the same copy controlled key.
Copy controlled keys may not be reproduced legally without proper authority.

Owners are expected to maintain the integrity of this initiative by using good judgment in the storage and use of
these special keys.

Entry doors should be fully closed at all times to reduce the risk of unauthorized access.
Contractors or guests visiting individual units may be allowed to enter by pressing the number 006 key on your
unit phone while receiving a call from the lobby wall phone. This will release the electronic door lock for a short
time and allow the door to be opened.

Be aware this system must have your correct unit phone number to function properly. If your unit phone number
changes you must inform management or the board to insure changes are programmed into the system.

The West Lobby should be used for all deliveries. Management must be notified of all deliveries as they will make
sure the pads are installed and, depending on the type of delivery, will have the ceiling removed.

The use of Parking Passes and a Tow Away Policy is another security measure intended to help avoid
unauthorized use of our private property. Refer to the appropriate sections in this book for details.

Pool and various other Rules are in effect to promote safety and enjoyment for all.
Refer to the appropriate sections in this book and Notices posted at Driftwood Sands for details.

Fire Alarms are located along each elevated walkway. If the Alarm sounds the Fire Department is notified
automatically. Leave the unit, closing the door behind you, and exit the building calmly via the nearest stairwell.
DO NOT USE THE ELEVATOR. Do not return to the unit until approved by the Fire Department.

In the event of electrical power failure, the Emergency Generator will start automatically and provide emergency
power to the elevator, lights above each stairwell entry door and in each stairwell.

Driftwood Sands Condominium Association, Inc.
Rules and Regulations, effective 10/01/2018

These Rules and Regulations shall be in effect until amended by the Board of Directors of DRIFTWOOD SANDS
CONDOMINIUM ASSOCIATION, INC.

1. Driftwood Sands units may not be rented for less than one full month. The Association is a single
family, non-transient community with all renters expected to treat this community as they would treat their
own homes, and respect the rights of others who live or visit here.

2. Security – Owner & Renter Responsibilities. All exterior doors to the building MUST remain locked for
the security of our residents. They may not be propped open and left unattended. Owners are responsible
for the action of their renters and are required to make sure that ALL renters are aware of the building rules
by acknowledging receipt of such in writing. Owners and Renters are required to complete a form provided
by the management company that includes information about the rental to comply with these rules. The
completed form will be provided back to the management company who will then make the Board of
Directors aware of new rentals. A $100.00 fee is due to the Association for each rental PRIOR to the move
in date. Management has the right to request Renters to leave the property should they not abide by the
Rules and Regulations.

3. Occupancy - Please note that per the Fair Housing Act, (FHA), the rule of Occupancy per unit is
regulated as: Two (2) persons in a one bedroom unit. Four (4) persons in a two bedroom unit, Six (6)
persons in a three bedroom unit and eight persons in a four (4) bedroom unit. With a child under the
age of 12, each limit increases to an additional person per bedroom. Because this is a small building
with limited facilities, Renters may not have guests or invitees that cause the number of persons in the
unit, using the facilities or visiting the property to exceed the FHA Occupancy Rules. Special dispensation
from the Board of Directors is required should a renter request additional guests or invitees for a short
window of time, and not overnight.

4. Children – Children shall be under the direct control of a responsible adult. Children under 12 may not
use the elevators, library, pool, spa or waterfront areas unaccompanied by an adult. Children may be
requested to leave any of the common or recreational areas for misbehavior by, or on the instruction of the
Manager.

5. Recreational Facilities – Renters are welcome to use the pool, gazebo, grills, courtyard and library as
long as they comply with all posted hours of operation and other requirements for their use. Based on the
maximum occupancy rules above, Renters may not authorize anyone who would cause exceeding the
occupancy rules to use the facilities.

6. UMBRELLAS are stored in the men’s restroom, please return after use.

7. GARBAGE: all garbage, food, cans, bottles, newspaper, etc. MUST BE PROPERLY BAGGED AND TIED,
BEFORE depositing in the trash chute (opposite each elevator on floors 1-5). ALL BOXES, no matter how
small, will clog the trash chute and must be carried down to the ground floor and deposited in the dumpsters.
Recycling is also available on Bay Boulevard and 27th Avenue at Brown Park.

8. GAZEBO may be reserved, except on holidays and holiday weekends, for a private party, simply by
contacting Management at least 48 hours prior to your party. Because of the large number of requests,
only one (1) reservation per month is permitted for a maximum of four (4) hours. The Association grills
may NOT be reserved.

9. POOL AREA/GAZEBO SEATING:
Please do not monopolize the tables and chairs in these areas by leaving towels and/or personal items
unattended on them. If there is no warm body occupying a seat, it is first come, first serve. Plastic water
bottles only allowed in and around the pool area, no glass or food.



10. POOL:
The pool operating hours are from dawn to dusk daily. Maximum load 12 people. There is NO Lifeguard.
Children MUST be accompanied by a responsible adult at all times.

11. RESTROOMS: Both poolside restrooms have a lock that can be opened with your ground floor entry keys.
Please help us keep them clean, keeping the door locked is a great help with keeping non-residents from
using them, and let us not forget to turn off the lights when leaving. DO NOT prop the doors open as the
salt air is corrosive and causes the fixtures to rust.

12. FIRE CODE prohibits cooking grills on our balconies, propane tanks in the unit, nor can they be stored in
our storage areas.

13. FIRE ALARM means to evacuate the building via the stairwells, immediately. DO NOT USE THE
ELEVATORS. Re-entry is permitted ONLY upon approval of the Fire Department or Building Representative.

14. ENTRY DOORS: Never block or prop open the lobby or stairwell doors. Security is important to us and
this puts everyone at risk. If you see an item propping a door open, please remove it. Never open a door
for someone you don’t know. If they belong here, they should either have a key or must ring the resident
from the entry phone. To admit someone who has called your unit from the entry phone, press 6 on your
unit phone.

15. BICYCLE RIDING, SKATEBOARD, ROLLERBLADING, BALL PLAYING, ETC., are STRICTLY
PROHIBITED in the garage and parking areas. Children and adults should use caution when entering our
lower level as visibility is difficult in some areas and we all must use caution with cars coming and going.

16. NO carts, bicycles, strollers, chairs, tables or any other similar object may obstruct or be stored on the
walkways.

17. DOGS: ONE (1) DOG NOT EXCEEDING TWENTY-FIVE (25) LBS AT MATURITY is allowed by
OWNERS ONLY at the association. The only location allowed on our property for dog walking is the green
area on the Northeast corner. Both the City ordinance and the Association demand that you clean up after
your dog and properly dispose of its droppings. Dogs must be leashed at all times outside of the Owner’s
unit. Renters and/or invitees are NOT permitted to have pets in the unit or on the property.

18. As a courtesy to everyone, please refrain from SMOKING on the balconies.

19. No unit shall be occupied by more than SIX (6) persons (including infants and children).

20. NOISE OR MUSIC of any kind in units, balconies or common areas must not disturb other residents,
particularly between 11:00 pm and 8:00 am.

17.2, Pets, which state in part: “...No one other than the
Owner of the unit is permitted to keep any pets”.

Any violation of these rules will mean the occupant(s) will be
requested to leave the property immediately.

NOTICE
TO ALL CONTRACTORS, SUBS AND VENDORS

Driftwood Sands Condominium Association, Inc. has rules in place that MUST be followed by all workers on the
property.

Our full time maintenance supervisor, Arnold Kraemer, can be reached at: 727-424-9242. Please inform him, at least one
day in advance when you have movers, contractors, service people including: a/c repair, cable, phone, electricians, etc. so
that he can meet with them to assist with parking and allow them access to locked areas.

When making your appointments, please specify A.M. service calls whenever possible.

1. Work hours are between 7:00am and 6:00pm, Monday through Saturday! NO work is to be performed on
Sundays or Holidays excepting electrical, A/C and plumbing emergencies. NO loud noise before 9:00am!

2. All Contractors are responsible for covering any and all flooring used to reach the unit or work area, this
includes: the Lobby floor and tiled areas at the elevator landings. Contractors are responsible for
supplying the materials to cover these areas with the exception of the elevator lobbies which require special
materials which the building will provide. The building maintenance person will inspect ALL contractor
coverings to insure proper protection is in place. The contractor is responsible for removing the floor
coverings at the end of each day. The building maintenance person will pad the freight elevator before any
work begins.

3.
The contractor will clean all inside areas used during the day, as well as at the end of the day.

4.
The contractor will clean any debris or spills in the outside areas including parking areas,
Walkways and landings on a DAILY basis. Do not leave construction machinery, materials
And tools in the common areas that may obstruct the pedestrian walkways.

5.
The maintenance person MUST be informed of any deliveries and will assist in appropriate Parking. All
commercial vehicles must be parked in such areas as not to obstruct the flow of Traffic.

6.
Outside doors may not be propped open and/or left unattended.

7.
ALL contractors are expected to treat our property with care and to be courteous and tactful to all residents.

8.
The Contractor is liable for any and all damage to common areas.

9.
HOT WORK SAFETY PRECAUTIONS MUST BE UTILIZED:
Ensure any and all combustibles are at least 35 feet away and there are no openings in walls or floors of
work area.
Any work to be welded or cut MUST be performed in a safe location with exposed combustibles
protected with fire resistant guards and combustible floors wet down.
Provide a trained fire watcher with extinguishing equipment readily available and maintain a fire watch
for a minimum of one (1) hour following completion of any and all hot work!

Roof Access

1. During normal business hours, notify Management of the scheduled date and time of the need for roof
access.

2. Emergency Access – If there is a need for roof access after hours or on the weekend: contact the
Management’s emergency line with the day and time you will need access. Management will contact a
maintenance man to be on site for entry.


If possible make all regular service calls during normal business
hours. All unit owners pay the maintenance staff overtime to be
on the property.


Parking

Owners of vehicles parked on Association Property are responsible for compliance to all rules.
Non-compliance may result in the vehicle being towed at owner expense.

Unauthorized illegal parking and use of association property is a problem that affects us all. The
parking rules exist to help manage this problem by providing for removal of unauthorized vehicles
as needed.

Each unit has a specific parking spot. Owners and guests must park in their dedicated spots

Visitors may be granted a permit to park in a spot marked “Permit Only”. The approved Parking
Pass must be displayed indicating which unit they are visiting and the date for which the permit is
granted.

All passes are available from the Board of Directors and Arnold Kraemer, the Association’s
Maintenance Supervisor. Dated passes available in main lobby.

If a vehicle is parked in your spot or is in violation in some other way, try to determine who the
owner is and request the problem be corrected. If there is no indication of how to contact the
owner you may wish to place a note on the windshield pointing out the violation. If necessary,
park in a visitor spot in the meantime and report the problem to Management stating the following
information,
1) License number and State.
2) Date and time the violation was observed.
3) Describe the violation.
4) The name and call back information of the person reporting the violation.
5) If possible, the vehicle make, model & color.



Meetings.

• Annual Members, Election of Officers, and Budget Meetings;

Where?
The Annual Meetings are held at Driftwood Sands Clubroom unless otherwise notified.
Decisions made at these meetings are crucial to the continuing viability and smooth operation of our Association.
All members are strongly encouraged to attend, cast your votes and present your views to the board, fellow owners
and management.

If you are unable to attend in person it is vitally important that you return your proxy immediately as
instructed in the meeting notice.
Failure to do so may result in a quorum not being met (a minimum of 26 owners attending in person or by
proxy). If this happens, the board will be forced to re-schedule the meeting at significant cost and potential
disruption of service to our Association.

When?
The meeting is generally held in December of each year.
The first formal notice is mailed to owners 60 days in advance of the meeting date established by the board.
A second notice is mailed 30 days in advance of the meeting date.
The meeting notice and Agenda is also posted at Driftwood Sands 14 days in advance of the meeting date.
The notice will confirm location, timing, and agenda for the meeting.

• Regular Board of Directors Meetings;

Where?
Regular Board Meetings are held at the Driftwood Sands Clubroom unless otherwise notified.

When?
Notice and Agenda of Regular Meetings is posted at Driftwood Sands not less than 48 hours in advance.
Owners are welcome and encouraged to attend any Regular Board Meeting.

• Other Meetings;
The formal business decisions of the Association are dealt with in the above meetings. However, Special Board or
Owner Meetings may be required from time to time to deal with emergencies or special circumstances. If this
happens notice is given as required.

If you are asked to cast your vote on the subject matter of a special meeting it is vitally important that you
attend the meeting to cast your vote or, if you are unable to attend, return your proxy immediately as
instructed in the meeting notice.

Failure to do so may result in a quorum not being met. If this happens, the board will be forced to re-
schedule the meeting at significant cost and potential disruption of service to our Association.

Board of Directors
The board consists of 5 volunteer directors elected by the members to serve a one year term. Elections are held at
the Annual Members Meeting.
Information on how to nominate and vote for directors is sent to all owners with the formal Annual Meeting
Notice. The board members elect officers annually immediately after the Annual Members Meeting or as may
otherwise be required.

Standing committees consisting of directors and owners may be formed to provide focused oversight and
assistance to the board and management in addressing the ongoing needs of the association.
Special committees may be formed from time to time to address any special needs of the association.

Management

Management is contracted by the board to handle many of the financial, legal and administrative affairs of the
association. Management also provides repair and maintenance to pool, building and grounds through various
contractors as approved by the board.

Upgrade Specifications and Guidelines

General Comments

(a) Common areas are the responsibility of the Condominium

Association

(b) Common areas stop at the entrances and exits from each unit.
Individual unit owners are responsible for all maintenance issues
inside each unit, storage areas on each balcony, and the sliding glass
doors and windows. See attached specifications for replacement of
windows and screen door.

(c) Individual owners are responsible for contents, fire and liability
insurance inside each unit. This is known as an HO6 policy.



DRIFTWOOD SANDS PATIO DOOR/WINDOW REPLACEMENT
SPECIFICATIONS

These specifications are intended to allow owners to install replacement windows without
compromising the symmetrical appearance or structural integrity of buildings. The Association Board
may approve replacement of all or some windows in a unit but only with products that meet current
Florida Building Code and installation by licensed contractors under permit issued by the City of St
Petersburg.

Florida Building Code requires impact resistant glass in replacement windows (ie frame and glass) and
patio doors. Impact resistant glass is heavier, giving it a green tinge and requiring thicker frames to
support the added weight. Replacement windows might not be identical to existing windows.

NOTE: Owners are advised to: not sign binding contracts until Board approval is obtained; check
contractor credentials; check installation references; check product claims.

The Board may require removal of any installation not in compliance with these specifications

A. WINDOW AND PATIO DOOR SPECIFICATIONS

The Association Board is solely responsible for interpreting these specifications and may amend them at
any time.

1) All new fixed and sliding windows or patio doors shall have an appearance, size and function
consistent with those being replaced
a) Patio doors to the balcony or deck may be replaced with either one or two sliding patio doors.

b) Glass may be UV protected or energy efficient but not tinted. No ornamental etching, frosting,
internal louvers or grids.

c) Frames and sashes must be vinyl UV stabilized or extruded aluminum alloy and be as close as
possible in size to those of original windows and doors.

d) Replacement windows and doors must be maintained in proper working order.

2) Each fixed or sliding window and patio door must meet current standards set by the Florida
Building Code for either Standard Exposure or Coastal Exposure as required.

3) Any window replacement must be made by licensed contractors under permit issued by the City of
Indian Rocks.

4) Construction must be completed in a workmanlike manner following all Association rules for
construction and removal of all waste.
a) No changes may be made to the structure of the buildings (ie window and door openings cannot
be made larger or smaller).

b) All anchorages must be properly sized and spaced so as to properly transfer the design loads of
the installed windows to the building.

c) All frames, anchors, fasteners and accessories must not be detrimental to the building finish,
waterproofing or drainage systems and be of stainless steel or corrosion resistant material.

d) All caulking must be completed using comparable quality and color to adjacent units.

5) Owners are responsible for the cost of repairing any damage to common areas or other unit owners’
property caused by the removal of existing windows and installation of replacement windows

B. APPLICATION AND APPROVAL PROCEDURES

An owner must obtain approval from the Association Board before replacing any fixed or sliding
windows or balcony doors. These steps are recommended:

1) Owner obtains the latest copy of Window and Patio Door Replacement Specifications from the
Association property manager.

2) Owner selects a Window Company.

3) Owner and Window Company complete and submit an Application to Install Replacement Windows
form.

4) Board delivers an answer to the owner within 10 days of receipt of the proposal.

5) If approved, the owner may sign a contract and apply for permits.

6) Owner informs the property manager of the installation date.

7) When the installation is complete, the owner notifies the property manager who arranges for paint to
be applied to the building exterior and caulk line as required.


















Unit Doors & Windows


1. Entrance Screen Door

(a) Door color must be bronze anodize.
(b) Door may have a security grid with design approved by Committee
(c) Door may have a locking mechanism, both interior and exterior
(d) Door may have glass as well as screening.


2. Walkway Windows and Screen

(a) Bent or torn screens must be replaced in a timely manner and are the responsibility of the
unit owner.
(b) Unit owners are responsible for the maintenance and painting of the walkway window
frames and hurricane shutters.

3. Balcony Sliding Doors and Fixed Windows

(a) Owners are responsible for maintenance of the aluminum track, including sealing any
corrosion penetrations and/or track replacement.
(b) Since corroded sills have proven to be the source of both leaks into lower units and a risk
of rusting/corrosion in the balcony support structures, a representative of the Board of
Directors will inspect each unit’s sills periodically. Sills will have to be repaired and/or
replaced if identified as a potential source of leaks.

4. Balcony Screens

(a) Balcony screens are a limited common element and may not be altered
or replaced without approval of the specifications committee.
(b) Damage to the screens by owners or owners’ tenants must be repaired at
owners’ expense – if repairs are not made in a timely manner, the
association will cause the repairs to be done and invoice owners.






Hurricane Shutters


1) Must complete the Architectural Form and submit to the Board of Directors with
the contract and company specs. Work must not start until Board of Directors has
provided written approval.

2) Installation Location:
i) -Shutters may be installed on the wall against the sliding doors and windows or
against the balcony screens

3) Colors:
i) -Approved colors are a bronze anodized frame and dark bronze shutters.

4) Fastening Requirements:
i) -The fasteners at the bottom penetrate the balcony membrane and must be
installed and waterproofed in accordance with specifications for hurricane
shutters.

RELEASE, INDEMNIFICATION AND HOLD HARMLESS AGREEMENT


The Release, indemnification and Hold Harmless Agreement (”Release”) is executed this _____ day of

Condominium

Whereas, the Association will permit the undersigned to engage contractors and vendors (“including but not limited
to all those working by, through, or under them, the “Personnel”) to perform work within the undersigned’s unit
subject to the terms and conditions set forth hereinafter. The contractor must submit a current certificate of
insurance for general liability insurance with limits of at least $500,000 and Driftwood Sands Condominium
Association, Inc. as an additional named insured; a current certificate of applicable Workers Compensation
Insurance will be required; a copy of applicable licenses and required permits.

Now, Therefore, in consideration for being permitted the benefit of allowing the personnel to perform work within
the undersigned’s unit and other good and valuable consideration, the receipt and sufficiency of which are hereby
acknowledged, the undersigned specifically agree to the following.

1. The above recitals are true and correct and are incorporated herein by reference.

2. The undersigned acknowledges and agrees that the work preformed by such personnel, contractor or
vendor within their unit shall be at the undersigned’s sole risk and the Association shall not have any
responsibilities or liability for work preformed by such personnel, contractor or vendor and further
acknowledgeable that the Association has made no representations regarding the contractor or vendor’s
ability or qualifications to perform the work.

3. The undersigned (jointly and severally of more than one) hereby release, indemnify and hold harmless the
Association and its directors, officers, agents and employees, lessees, guest and invitees and all member of
the Associations from and against all claims, damages, losses and from the contractor or vendor’s entry to
the undersigned’s unit and the work preformed by, through or under them. The indemnification shall extend
to all claims and damages, including consequential dames, losses and expenses attributable to bodily
injury, death and to damages, theft or injury to and destruction of real or personal property including loss of
use resulting therefore arising out of or resulting from the work preformed by the contractor or vendor and
entry into the undersigned unit.

4. WE have read this release and understand and agree to all of its terms. We execute it voluntarily and with
full knowledge of its significance.

What are my voting rights in the Condominium Association?

Voting rights are found in Article 5. Section 5.2 of the declaration. The by-laws specifically
set forth voting rights and qualifications of voters in the Association.

What restrictions exist on the lease and use of my unit?
A.
Units must be used as a residence only. No unit may be leased for less than one month.
Other use restrictions on the lease and use of units are found in Article 17 and 22 of the
declaration, copies of which are available from the Management Company and as
provided by law. Please refer to the current set of the Rules and Regulations for other
restrictions on unit use are contained in the Declaration and its exhibits.

Q.
Am I required to pay rent or land use fees for recreational or other commonly used
facilities? If so, how much am I obligated to pay annually?

Unit owners are not obligated to pay rent or land use fees for recreational or other
commonly used facilities, other than assessments as contained in the budget.

Condominium Documents

Driftwood Sands Condominium Association is a Florida non-profit Corporation recorded in the Official
Public Records of Pinellas County, Florida on or about August 5, 1982.

This Handbook does not attempt to replace the registered Declaration of Condominium, Condominium
Documents, By-Laws or any other related documents.

It is provided for ease of reference and guidance on some of the more common issues you may
experience during ownership.

Differences, if any, are unintentional and the Association is governed by the registered documents as
amended as well as applicable law.

You should receive a copy of the registered documents when purchasing your unit.

As a unit owner, and Member of the Association, it is your responsibility to comply with the
requirements of these and other relevant documents to ensure a community of congenial residence and
thus protect the value of the units.

Conveyances.

There are specific requirements set forth in Section 22 of the Declaration of Condominium that any
owner proposing to sell his Unit should review well in advance of sale preparations so as to insure
compliance in support of a smooth and timely sale transaction.

They provide in part that:

In the event any owner wishes to sell or transfer his Unit, the Association shall have the right to approve
said sale or transfer. Any attempt to sell or transfer said Unit without prior approval of the Association
shall be deemed a breach of this Declaration, shall be wholly null and void, and shall confer no title or
interest whatsoever on the purchaser.

Should a Unit owner wish to sell or transfer his Unit, he shall before accepting any such offer, deliver to
the Board of Directors of the Association (the “Board”) a written notice containing the name and
address of the person to whom the proposed sale or transfer is to be made and such other reasonable
information requested at least 15 days prior to transfer.

Lease Approval Policy

REQUIRED STEPS TO LEASE /RENT

13 COMPLETE the Lease/Rental Form in its entirety and return it to; along with a check or money order made
payable to Driftwood Sands Condominium Association, Inc. in the amount of $ 150.00, and a copy of the
executed lease agreement. These three items must be submitted together. An incomplete application package
cannot be processed.

14 The Board will consider the application and if approved, shall return it along with the Temporary Parking
Permit. Approval may take up to 15 days. Use of fax or overnight mail may be necessary. No unit may be
occupied until the Lease/Rental form has been approved. An application shall be denied if: the form is
incomplete or inaccurate; a prior rental has occurred within a month of the proposed start of occupancy or
the owner is delinquent in the payment of assessments or is otherwise in violation of the condominium
documents or rules and regulations of the Condominium Association.

15 Unit Owner is responsible for ensuring all renters follow rules and respect the Driftwood Sands
Property. Renters must be given a copy of the Rules & Regulations before signing the Lease Approval Form.
It is the responsibility of the renter and/or unit owner to identify any additional guests that will also be staying
in the rented unit. Notification must be made to the Association in writing if guests are not listed on the
Lease/Rental Form.

16 Association approval is required for all renewals. If any lease is to be renewed by the tenant, a new Lease/Rental
Form will be required along with a copy of the new executed lease.

PARKING: Tenant must utilize the assigned unit parking space(s) before any Guest space. Proper authorized
parking permits must be properly displayed. Any illegally parked vehicle will be towed at the vehicle owner’s
expense.

Visitors limited time Parking Permits are available in main lobby. They must be displayed on the dashboard
