Board of Directors Meeting Minutes
June 7, 2019
1. Call to Order/Roll Call
President Turner called the meeting to order at 3:01 p.m. in the Meeting Room of
the Driftwood Sands Condominium Association, Inc., located at 2618 Gulf
Boulevard, Indian Rocks Beach, Florida.
Board members in attendance: Marcel Turner, Jill Rommel & Jack Berlin. Rod
Brenton was present via web link. Other attendees: Barb Ulrich (109), Bruce
Kula (405), Tony Degina (101), Carl Goldman (305), David Tiede and Sherry Stark

2. Establish Quorum
With Four Board members present quorum was established and Denise Fischer
of Resource Property Management attested that notice for this meeting was
posted on the condominium premises by order of the Board, in compliance with
Florida statutes.
3. Approval of Minutes for the Previous Board Meeting
The minutes of the Board Meeting of March 15, 2019 were approved
unanimously, a motion by Marcel, seconded by Jack, carried, 4 - 0.
4. Officers Reports
Marcel informed the Board that contractors were here working in units 203 and
207.
5. Committee Reports
A. Social - nothing to report
B. Landscaping - The buttonwood plants along the fence that borders the blue
building are still in process of being planted. Marcel will check with Arnie and
Pat on the progress.
C. Website - Jack is updating and clarifying lease documents for owners to use
so that they can fill out the lease forms online. Also the intent of the Board is
to make it more convenient for owners renting their units. Jack will be adding
the ability for owners to pay the $75 rental fee online to our Driftwood Sands
Homeowners Association online. Jack will be adding the ability for owners' to
fill out the Rental Form online to submit, but for now the fee of $75 will need
to be mailed in.
Jack is also always looking for articles that would be of interest to our owners.
Jack also discussed with Denise being sure he has all the updated contact
information for owners so that they are receiving DWS information.
Rod brought up the subject of being sure all owners check the age of their hot
water heaters as many in the building may need replacing. Water damage from
an aging broken water heater in a condominium building can affect several units.
6. Unfinished Business
A. Maintenance Issues
On Monday June 10 the new entry door system will be installed. This will
allow owners to open the lobby doors for themselves and guests, etc., using an
app on their cell phones.
Four balconies have been repaired. Rod discussed some other isolated balcony
cement issues with Denise and the Board that Denise and Arnie will look into.
B. Sliding Glass Windows update
One more test is needed. Rod noted that he and Arnie checked after a bad
rainstorm and found that the problems seemed to be fixed. Denise informed the
Board that the engineer Driftwood Sands had employed is no longer working at
that company. Tuesday June 11 Denise will be meeting with a new engineer for
the company to be able to sign off that all problems have been resolved.
C. Elevator Modernization
The company has just finished the project this week.
D. Unit Doors Update
E. Termite issues
After the inspection and treatment of a few balcony closets with termite issues
our Terminex contractor will recheck.
F. Generator Update
The generator needs one more part for the switch which will be installed this
week.
G. Palm Trees in the Dog Walk area
Denise reported that the city of Indian Rocks Beach needs to grant a permit to
proceed with dealing with two ailing palm trees. The Board voted unanimously
in favor.
The Board also reminded owners of pets to please pick up after their pets after
an isolated problem in that area.
H. Parking
The Board contacted all unit owners on parking needs at DWS over the last
three months. 37 of 44 owners responded to the five question survey. Thank
you for your feedback. Jack has a spreadsheet of the responses for any owners
who would be interested. As a result of the feedback, the Board unanimously
voted to implement parking passes for guests parking in a parking space
outside the owner’s own space. The details of the plan will be posted on the
web site.
The Board clarified that owner’s private parking spots are not regulated by the
Board but are the owners own personal property for their own management.

Towing Contract
The Board hired a new towing company, Seminole Towing & Recovery, who will
install new signs on our property. There is a charge to DWS Association if a car
is towed. The Board discussed its reluctance to tow cars but has a legal
responsibility to protect our property.
Marcel moved to accept the proposal, Rod seconded and all approved. Denise
will see that the signs get installed.
New Business:
A. Owner request for reimbursement: Air conditioner wires in units 107, 207
and 307 from their units to the air conditioning unit on the roof deteriorated,
necessitating a wireless system. Denise noted the documents are clear in
Article 7 that in this instance the owner of the unit is liable, not the HOA.
Request was considered but denied per the documents. The HOA did not
want to set precedent.
B. Meeting Room Furniture and Decor: Duane and Jill Rommel (307) were
considering donating a few pieces of new furniture for the DWS meeting
room. In discussion, the greater issue was noted of a the condition of the
library/meeting room. The room and bathrooms are mostly original and
piecemeal. Our lobby, restrooms by the pool, landscaping and pool area are
all first class. The Board supported the creation of a committee to propose,
for the next budget year, a plan for updating the library/meeting space. If

C. Indian Rocks Beach Public Relations
Jill Rommel will begin attending Indian Rocks Beach city meetings, for better
communication. One of the issues to be addressed with the city is how the city
can support our efforts to eliminate amplified music on our beach. Other issues
in the past have been how to most efficiently get permits for DWS projects.
8. Open Discussion:
Marcel introduced the owners at the meeting. Carl Goldman offered his two
person kayak for other owners.
Board member Rod reminded owners that they are responsible for seeing that
all private contractors they hire clean up the public areas of DWS after their
work. This is not Arnie’s responsibility. This continues to be an ongoing
problem.
9. Adjournment
A motion by Marcel for adjournment, seconded by Jack, carried 4 - 0. The
meeting was adjourned at 4:33.
