Annual Meeting of the Membership
Minutes 19 February 2015 - Approved
This meeting in the Conference Room, located at 2618 Gulf Boulevard, Indian Rocks
Beach, FL 33785, was held in compliance with Statutes of the State of Florida. The
meeting was called to order by the Resource Property Management representative
Denise Fisher at 7:30 PM.
Present: president Craig Valentine, vice president Wayne Godsted, secretary Ralph
Montgomery, director Jeff Tomes, plus 28 owners by proxy. Denise Fischer - RPM.
Treasurer Linda Askins was absent due to illness.
1. Certification of a Quorum / Roll Call:
President Craig Valentine stated that a quorum of 32 proxies was present.
2. Proof of Notice Of Meeting:
Proof of Notice was attested as having been duly posted in compliance with the Florida
Statutes.
3. Approval of Minutes of Last Meeting:
It was unanimously voted to waive reading of the Minutes of the Annual Meeting of
15 January 2014 (motion R. Montgomery, second W. Godsted. Minutes unanimously
approved as written.
4. Officers’ and Committee Reports:
President Craig Valentine reported that The work on the East Stairway, the Pool
renovations and installation of a new Pool heater have been completed. Jeff Tomes has
achieved a 3 year warranty on the new heater. Arnie is replacing 3 more entrance doors.
Committee Reports:
1). Jeff Tomes reported that the Condominium website is on line. It can be accessed at:
< driftwoodsands.fl.com >. The website administrator can be reached at
dwsinirb@gmail.com.
2). Concrete Repairs to the South wall and various floor slabs are complete. Costs
resulted in no increase in maintenance fees nor special assessments. This matter will be
handled at the following organizational meeting as “Old Business”.
3). Elevator upgrades have been on hold because of the priority of repairs in item #2
above. An increase in reserves for the elevators may be required. The complexities of
the latest code requirements are a major factor in meeting the problem.
4). Water shut-off valves in the Ground Floor have been replaced.
5). Units# 403 and 509 have recently been sold. Apparently, four more are expected to
come onto the market.
6). Arnie has been give an expanded role to assist new owners in orientation of rules,
procedures, etc.
7). Finances: Wayne Godsted reported, on behalf of Treasurer Linda Askins, that the
January, 2015 Statement will provide an update of the Budget, and that are no
outstanding late fees.
8). The Social Committee report by Wayne Godsted indicated that the Fall “Meet and
Greet at the Gazebo was a success. The committee will post a notice to invite donations
to the fund raising City wide Garage Sale.
9). Arnie is completing the addition of new mulch throughout the property.
Unfinished Business:
None
New Business:
1). The BOD reviewed the three bids for resealing and striping the parking areas (to
include fire lane markings) and decided unanimously to table any decisions until a later
date.
2). The BOD unanimously approved removal of the Palm tree at the North Entrance
drive whose roots are cracking asphalt pavement and which blocks sight distance to
traffic approaching from the North.. Approved a budget of $275.00 (motion Craig,
second by Wayne).
3). RPM reported that the Association’s insurers have determined that, in cases where
piping within general building pipe chases has failed, the Association may
be responsible for repairs. Insurance legislation has been amended so that water
damage insurance coverage will be limited to the damage being 14 days or less of
occurrence.
Other water damage from unit to unit is, by Condominium Laws of the State of Florida,
to be covered by the Home Owner policy of the owner suffering the damage. In many
recent cases at Driftwood Sands, the owner of the unit causing the damage has, in the
name of good will, partially assisted in sharing in the cost of damages. The BOD
requested that all owners check the extent of individual Home Owners Insurance.
4). Owners Michael Briody (unit 508) and Joseph Veeder (unit 209) have recently
deceased. The association had previously sent condolences to the Briody family and
will do the same for the Veeder family.
5). President Valentine informed the membership that no election was required this
year as four (4) of the Board Members had submitted their intent to re-run for 2015.
With the resignation of Linda Askins, the Board had been approached by Mr. Marcel
Turner, unit 403 to serve on the new Board.
