Annual Meeting
December 2, 2022
1. Meeting was called to order at 3:07 p.m.
2. Establish Quorum
With five Board members present, Jack Berlin, Jeff Tomes, Rod Brenton, Marcel
Turner and Jill Rommel, quorum was established and Meghan Thomas of Re-
source Property Management attested that notice for this meeting was posted on
the condominium premises by order of the Board, in compliance with Florida stat-
utes.
3. Approval of Minutes from the Previous Board Meeting
The minutes of the Annual Meeting of December 3, 2021 were approved unani-
mously, a motion by Jack Berlin , seconded by Marcel Turner, carried, 5- 0.
The minutes of the organizational Board Meeting of December 3, 2021 were ap-
proved unanimously, a motion by Jack Berlin, seconded by Rod Brenton, carried
5-0.
4. Officer Reports
Treasurer Jeff Tomes discussed an issue with insurance billing that was quickly
resolved. Jeff mentioned upcoming costs of the newly passed Senate Bill 4D,
nicknamed “The Surfside Bill”, the Florida Legislature’s response to the collapse
of the condominium in Surfside, Florida a year ago.
Jeff Tomes asked that Jill Rommel send more information to owners on the web-
site and by email.
5. Announcement of Directors:
Jack Berlin and Jeff Tomes filed the papers for a Board position, as did Jill Rom-
mel, whose paper work was not received in time.
Jeff Tomes (407) and Jack Berlin (509) nominated Jill Rommel (508) to be on the
Board. Jack made a motion for Jill to be on the Board, Jeff seconded. Motion
made by Jack for Rod Brenton (104) to be on the Board. Jeff seconded. Motion
made by Jack to nominate Dorien Smithson (505) to the Board, Jeff seconded.
All votes carried unanimously.
Thank you to Marcel Turner for his invaluable service on the Board.
6. Committee Reports
In the new year the Board would like to formalize our committees. Thank you to
those who served on the paint committee, especially Pat Godsted (505). Thank
you to Barb Turner (506) who serves in keeping our flowers and plants looking
great. Barb Ulrich (509) has served on our Social Committee. Thank you to all
who make this a great place to live.
7. New Business
Thirty seven proxies were received.
1. Waive Reviewed Financial Statement yes 29 2 oppose
2. Vote on Carry Over Surplus Funds 2022 yes 31 0 oppose
3. Vote on Reserve Use in a Catastrophe yes 31 0 oppose
The first question on the proxy was updated in noting that Florida law requires
COAs to have audits of their finances every five years and our year is due. So
we will be having a financial audit this year.
Motion made to accept proxy votes, Jack Berlin motioned, Jeff Tomes seconded,
all in favor, carried unanimously.
8. Owner Discussion
Discussion of DWS finances was tabled to the meeting following.
Barb Ulrich (109) thanked the Board for its diligent work for DWS.
9. Adjournment
Jack moved to adjourn meeting at 4:47 p.m., Jill seconded. Vote carried, 5-0.
