Board of Directors Meeting Minutes
December 13, 2019

The Driftwood Sands Annual Budget meeting, which was called for December 13,
2019, and for which proxies were mailed to all owners, to vote on three budget
items, only received 19 proxies, four short of the 23 needed for a quorum. As a
result, Denise Fischer of Resource Property Management, postponed the vote until
the following week, December 20, 2019. In the meantime, Jack Berlin, Vice
President, has re-contacted all owners to be sure to return their proxies to Denise
Fischer at RPM by the December 20 deadline.

In regard to the Driftwood Sands Condominium December 13, 2019, Board of
Directors Meeting:

1. Call of Order/Roll Call
Vice President Jack Berlin called the meeting to order at 3:20 p.m. in the
Meeting Room of the Driftwood Sands Condominium Association, Inc., located at
2618 Gulf Boulevard, Indian Rocks Beach, Florida.

Board members in attendance: Jack Berlin, Jeff Tomes, Rod Brenton and Jill
Rommel. Other attendees: Bruce Kula (405), Pres Talley (105), Wayne and Patti
Godsted (504), Mary Ellen Martinson (304), Lana Schlapkohl (206), Barb Ulrich
(109).

2. Establish Quorum

With four board members present quorum was established and Denise Fischer of
Resource Property Management attested that notice for this meeting was posted on
the condominium premises by order of the Board, in compliance with Florida
statutes.

3. Approval of Minutes for the Previous Board Meeting

The minutes of the Board Meeting of October 25, 2019, were approved, on motion
from Jack Berlin, Jeff Tomes second, carried 4-0.

4. Officer Reports

No officer reports.


5. Committee Reports

Patti Godsted of the Landscape Committee gave an update regarding replacement
of buttonwood bushes.

6. Unfinished Business

A. Maintenance Issues

Denise gave updates on the Project List. She will follow up with Simplex
Grinnell on maintenance of the fire board and sprinklers. Three front doors on the
repair list and four balcony doors on that list will be replaced in the new year. Jack
made a motion to approve that expenditure and Rod seconded. The motion was
approved 4-0.

Denise will further prioritize the Project list. The Board directed Jill to talk to
the city regarding adding a fence along our northwest boundary with the 27th
Street beach access, to improve our privacy. The city has given approval for a four
foot fence, which will be added to the list of projects. Included in the list of
projects is the trash chute which must be completed to meet fire code. Arne is still
in process to relocate the new bike rack.

Denise pointed out the Rules and Regulations require owners to install a storm
door, to HOA specifications, in order to save on the wear and tear of the front
doors.

7. New Business

A. 2020 Operating Budget
Denise reported that we are fully funded and the proposed 2020 budget is
available to peruse for any interested owner. Last year we had high end expenses
like the generator and elevator renewal. But the Board has been able to keep our
HOA increase at 1%.

B. Lease Application Verbiage
Jack clarified the DWS lease forms. There was some confusion: each renter
needs to pay $100 fee to rent. If they desire to extend their lease, there is not an
additional fee to do so, if the dates are contiguous. If the same renters lease at
another time or the following year, they need to pay the $100 fee again.




8. Open Discussion

The Board reminds owners that renters are not allowed to have pets. All pets of
owners must be registered.

Bruce Kula (405) notified Denise that there were still problems with the main entry
door phone system. Denise will check on it.

Denise is updating the Owners' Manual and Rules and Regulations and will send to
Jack to update on the website.

The Board has tabled painting bids until the Annual Meeting January 17, 2020.
Barb Ulrich (109) asked about a better painted surface for our building walkways.

Pres Talley (105) brought up the problem of people smoking on their balconies.
The Rules and Regulations ask that owners refrain from smoking on their
balconies. Cigarette smoke drifts to neighboring balconies, making them unusable
for nonsmokers. The smoke even drifts into the units of neighbors who have their
patio doors open. In further discussion, the Board asked Jill and Marcel to update
the posting in the elevator so that owners who smoke on their balconies realize
their smoking is affecting others.

Wayne Godsted (504) brought up the west elevator shudders. Denise said she
would have it looked into.

Jeff asked owners to be mindful of astronomically increasing water and sewer
costs.

Jack Berlin asked Denise who had replied to the request to be on the Board.
Denise reported that our present Board all qualified and no one else applied.

Denise Brenton (104) asked that the new bike rack and also carts be reconfigured
so they can get into their car.

Motion to Adjourn by Jack Berlin at 4:27 p.m. Seconded by Jeff, 4-0 carried.
