Prestigious Driftwood Sands (DWS) is a private beachfront complex   located in scenic Indian Rocks Beach, Florida overlooking the Gulf of Mexico and its timeless sunsets.

The spacious condominiums feature 2-4 bedrooms, with many master bedroom suites overlooking the Gulf of Mexico, large double or walk in closets, laundry room, garage private storage lockers and private balconies all with gulf views.

The complex is a well-managed community with an active Board of Directors, Building maintenance superintendent, grounds committee and Property Management Company.

Amenities include assigned covered & guest parking, dual elevators, library/meeting suite, shuffleboard, poolside restrooms, direct beach access, outdoor shower, a beachfront pool, sundeck with lounge chairs and tables, and a waterfront covered pavilion equipped with gas/charcoal barbeques, granite countertop, sink and serving areas for all your entertaining needs. The Pavilion may be partially reserved by owners for private or family gatherings.

1. Entrance Screen Door

(a) Door color must be bronze anodize.
(b) Door may have a security grid with design approved by Committee (c) Door may
have a locking mechanism, both interior and exterior (d) Door may have glass as
well as screening.


2. Walkway Windows and Screen

(a) Both windows and screen must be bronze anodized aluminum or bronze vinyl
(b) Bent or torn screens must be replaced in a timely manner and are the responsibility of the unit
owner.
(c) Unit owners are responsible for the maintenance and painting of the walkway window frames
and hurricane shutters.

3. Balcony Sliding Doors and Fixed Windows

(a) Both fixed and sliding doors must be bronze anodized aluminum or vinyl.
(b) Replacement doors must meet the most recent hurricane standards and comply with all
applicable codes, including bronze turtle glass.
(c) Owners are responsible for maintenance of the aluminum track, including sealing any corrosion
penetrations and/or track replacement.
(d) Since corroded sills have proven to be the source of both leaks into lower units and a risk of
rusting/corrosion in the balcony support structures, a representative of the Board of Directors
will inspect each unit’s sills periodically. Sills will have to be repaired and/or replaced if
identified as a potential source of leaks.

4. Balcony Screens

(a) Balcony screens are a limited common element and may not be altered
or replaced without approval of the specifications committee.
(b) Damage to the screens by owners or owners’ tenants must be repaired at
owners’ expense – if repairs are not made in a timely manner, the
association will cause the repairs to be done and invoice owners.




DRIFTWOOD SANDS PATIO DOOR/WINDOW REPLACEMENT SPECIFICATIONS

These specifications are intended to allow owners to install replacement windows without
compromising the symmetrical appearance or structural integrity of buildings. The Association
Board may approve replacement of all or some windows in a unit but only with products that meet
current Florida Building Code and installation by licensed contractors under permit issued by the
City of St Petersburg.
Florida Building Code requires impact resistant glass in replacement windows (ie frame and glass)
and patio doors. Impact resistant glass is heavier, giving it a green tinge and requiring thicker frames
to support the added weight. Replacement windows might not be identical to existing windows.
NOTE: Owners are advised to: not sign binding contracts until Board approval is obtained; check
contractor credentials; check installation references; check product claims.
The Board may require removal of any installation not in compliance with these specifications

A. WINDOW AND PATIO DOOR SPECIFICATIONS

The Association Board is solely responsible for interpreting these specifications and may amend them
at any time.

1) All new fixed and sliding windows or patio doors shall have an appearance, size and function
consistent with those being replaced
a) Patio doors to the balcony or deck may be replaced with either one or two sliding patio doors.
b) Glass may be UV protected or energy efficient but not tinted. No ornamental etching, frosting,
internal louvers or grids.
c) Frames and sashes must be vinyl UV stabilized or extruded aluminum alloy and be as close as
possible in size to those of original windows and doors.
d) Replacement windows and doors must be maintained in proper working order.

2) Each fixed or sliding window and patio door must meet current standards set by the Florida
Building Code for either Standard Exposure or Coastal Exposure as required.

3) Any window replacement must be made by licensed contractors under permit issued by the City
of Indian Rocks.

4) Construction must be completed in a workmanlike manner following all Association rules for
construction and removal of all waste.
a) No changes may be made to the structure of the buildings (ie window and door openings
cannot be made larger or smaller).
b) All anchorages must be properly sized and spaced so as to properly transfer the design loads
of the installed windows to the building.
c) All frames, anchors, fasteners and accessories must not be detrimental to the building finish,
waterproofing or drainage systems and be of stainless steel or corrosion resistant material.
d) All caulking must be completed using comparable quality and color to adjacent units.

5) Owners are responsible for the cost of repairing any damage to common areas or other unit
owners’ property caused by the removal of existing windows and installation of replacement
windows

B. APPLICATION AND APPROVAL PROCEDURES

An owner must obtain approval from the Association Board before replacing any fixed or sliding
windows or balcony doors. These steps are recommended:
1) Owner obtains the latest copy of Window and Patio Door Replacement Specifications from the
Association property manager.
2) Owner selects a Window Company.
3) Owner and Window Company complete and submit an Application to Install Replacement Windows
form.
4) Board delivers an answer to the owner within 10 days of receipt of the proposal.
5) If approved, the owner may sign a contract and apply for permits.
6) Owner informs the property manager of the installation date.
When the installation is complete, the owner notifies the property manager who
arranges for paint to be applied to the building exterior and caulk line as required.
