Titled "What Exactly is Sold with a
Home", this new volume delves into
what buyers can expect to be
included with high-end properties
sold with an as-is contract.
This report was released as a guide for people looking to invest
in Florida’s burgeoning luxury property market.
Data from Mansion Global notes that sales
of larger million-dollar-plus homes more
than doubled in October mostly due to the
major shift in families now preferring to live
in residential homes due to the pandemic.
Ashley Cusack, the firm’s principal, notes that this increased demand in high-end homes has
sparked renewed interest in understanding what the buyer should expect to be included with
the home. With demand so high and homes selling quickly, there is a potential for confusion
and frustration.
As defined by Florida law, such properties
are sold to include "all existing
improvements and fixtures, including built-in
appliances, built-in furnishing, and attached
wall-to-wall carpeting and flooring…unless
specifically excluded".
However, the new report notes that matters are not always as
straightforward as the legal definition dictates.
As per Cusack’s experience, she
always asks the sellers to fill out an
inclusion list to clarify what exactly is
part of the sale and what is not.
The report also highlights best practices for showing luxury
homes, including handing you a copy of the inclusion list and
checking off these lists at closing.
By doing so, agents can create
realistic expectations about what
the home’s asking price will
precisely get buyers.
