REQUIRED STEPS TO LEASE /RENT

COMPLETE the Lease/Rental Form in its entirety online or return it by mail to Driftwood Sands;
along with a check or money order made payable to Driftwood Sands Condominium Association,
Inc. in the amount of $150.00, or an online paypal/credit card payment of $157, along with the
copy of the executed lease agreement. These three items must be submitted together. An
incomplete application package cannot be processed.

The Board will consider the application and shall notify you by email. Approval may take up to 15
days. Use of the online form may be necessary if time has become short. No unit may be
occupied by a renter until the Lease/Rental form has been approved. An application shall
be denied if: the form is incomplete or inaccurate; a prior rental has occurred within a month of
the proposed start of occupancy or the owner is delinquent in the payment of assessments or is
otherwise in violation of the condominium documents or rules and regulations of the
Condominium Association.

Unit Owner is responsible for ensuring all Tenants follow rules and respect the Driftwood
Sands Property. Tenants must be given a copy of the Rules & Regulations before signing the
Lease Approval Form. It is the responsibility of the Tenant and/or unit owner to identify any
additional guests that will also be staying in the rented unit. Notification must be made to the
Association in writing if guests are not listed on the Lease/Rental Form.

Association approval is required for all renewals. If any lease is to be renewed by the tenant, a
new Lease/Rental Form will be required along with a copy of the new executed lease. No
administrative fee is charged on renewals. If a lease is canceled or tenants leave prior to the
date stated on the Lease/Rental Form notification must be made to the Driftwood Sands Board
of Directors.

PARKING: Tenant must utilize the assigned unit parking space(s) before any Visitor space is
used.
Parking Permits for Tenants using owners’ assigned spaces ARE NOT required. Parking
Permits ARE required for Visitor (Permit Only) Spaces.
Visitors Parking Permits are available in the main elevator lobby or for special circumstances
via web request to the BOD. They must be displayed on the dashboard of visitors' vehicles at
any time a Visitor space is used. Failure to display the Parking Permit will cause the car to be
towed at the vehicle owner’s expense.

TENANTS shall not take residence until approval is given. Unapproved tenants may be ordered to
vacate the unit.
· Only 2 people total per bedroom are allowed under any one lease. For example: A 2 bedroom unit
would sleep 4 a 3 bedroom unit 6, a 4 bedroom unit 8.

· Minimum rental period is not less than one (1) month.
· OWNER or AGENT must sign in appropriate place.
· OWNER must assign ALL parking spaces available with their unit.
· All cars belonging to TENANTS must obtain parking permits and display in their car(s) if not in
Owner assigned space. No more than one Visitor Parking space may be used at a time. ·
OWNERS of leased units agree to be financially responsible for replacement/repairs of
condominium property damaged by their tenants and guests.
